Dinner in Kanata, Diamond on a Tuesday?

First off we had dinner last night in Kanata. We went to Thi Fusion on Kanata Avenue, a complex meandering warren of twisting roads that even an aerial bound crow would get vertigo trying to navigate..but we got there. Do not use your GPS or you’ll end up in the AMC movie theatre number 12 watching a Will Ferrell movie in your car!

We met up with two agents from Sutton, Jennifer and Patrick Kelly and had a great time discussing; hockey? No. Politics? No. Real estate? Yes. I mean come on four real estate agents getting together discussing the finer points of boce ball is a non starter. Janet and I had a great time it was refreshing and nice to hang out without holding everything back.

Yesterday was a very important day for Janet and I along with Neil our buyer rep. We reached a milestone in sales with Royal LePage the coveted Diamond Award which puts us in the Top 3% Nationally. Yup top 3% in Canada. What is especially thrilling for us is that we are small market for half our business being based in the Osgoode area. Sooo….Thank you to all of our clients, and the other salesperson’s and brokerages representing the buyers!

And Thank you to Jennifer and Patrick for a lovely evening talking shop and being really nice people!

February Rain in Ottawa

Its raining this morning and the ground still has frost in it, so where is the rain going to go? Hopefully away from my foundation and not into my basement. At least this year I have a sump hole in each one of my basements and two working pumps. Last year when we had the record snow and melt..remember January 9th?, I ended up with 8 inches of water in the cellar/basement and had to do sump emergency digging to (A)make a sump hole and (B) and pipe fitting to get the water out….horrible day.

The basement is not livable space for us. It is a low cellar of maybe 5 feet in height, so the only way you could use it is to dig down, something I am not doing…I dont really like basements, I prefer to be above ground, as long as I have storage, and light, I don’t need a basement.

So what to do today…I’ll check all the pipes, check the downspouts, make sure there is sand down on the driveway…because you know its. going to freeze up again…tonight, and hope for a gradual thawing for spring.

Today is not like yesterday, and, Tomorrow is still a dream.

Tomorrow is a big day for the world. We all get a new President. Mr. Barack Obama, who is quoted in todays paper as saying, ” Anything is Possible”.

I believe he meant it in the most positive sense. I for one, and most of you know this already, I am very positive person, so this Headline in today’s paper resonates well with me and my beliefs. *Dreams do come true! Thank you Mr. Obama!, and Good luck!

I thought I was busy until I started to think about Mr. Obama’s schedule…yeeesh!

Today I am picking up new signs for our Spring 2009 season, ten of them with 20 inserts to go along with the remnants of last years crop that has been slowly decimated by snow plows and windstorms. I should be able to cobble together a few of last years into respectable and presentable for sale signs, we’ll see.

On the weekend I went through the house and found27 items i could actually throw out into the garbage. I was sort of horrified that I had that much unusable stuff lying around on shelves, in drawers, and in plain site in my office. I got this idea from one of our guests at the 2nd annual At Home. Ingeniously I thought I would repackage it and promote it, alas it is not my brain child but someone elses, it is the Flyladys… http://www.flylady.net/pages/FLYingLessons_Decluttertips.asp for you people out there who do have a bit too much clutter to be able to sell you home then this is one place to start. Astonishingly I felt very good about throwing away a whole garbage bag of useless stuff I had been giving harbour to in my home…today I may actually try and fill one or two more!

So yesterday I had more clutter, today I have less and tomorrow hopefully I will have even less. Tomorrow the world gets a new man in the oval office and Mr Obama and myself have the same sort of motto

Anything is Possible….anything!

COLD SNAP GRIPS CANADA! WHAT CAN WE DO?

As some of you may know Janet and I changed out our furnace from an oil burner to a Natural Gas high efficiency this fall. We did this in part for better fuel efficiency as related to our monthly invoice, but also because we could; program the thermostat, control the humidity, cause less green house gasses and it provide us with better filtered interior air. So far the furnace has been a genius decision on our part, and the side benefit is that it feels better inside.

This morning I woke up and thought the furnace was broken. I was almost paralyzed with the horrible thought of the house temperature dropping through to the basement waiting for a technician to get her going again. Alas, the fan is so quiet, and my hearing is not getting  any better, that there is nothing wrong with the furnace at all. Time for a hearing test I think.

We recently ran into a problem with our dryer, and thanks to our hero of a general contractor, Brian, we are now back up and running. We had a 20 foot run for our corrugated metal dryer hose to the outside, and as time and mice will collaborate, the hose came loose and we had almost a completely blocked pipe anyhow. We now have solid metal pipe leading to the outside, and I look forward to a slightly lower hydro invoice from here on in.

I have learned this fal and winter, that it is never too late to do something. Doing something is better than doing nothing. For one thing you will fel better knowing you tried, and likely if you start something you will inevitably make a difference, and hopefully succeed. This is the first month of 2009, and as I thought and in conversations with Janet, predicted that the media, and the people are sick and tired of the bad news.

Our newsletters from here on in are only going to be focusing on the good news. Personally I shy away from naysayers, and negative people. I am a very very positive person, one would say I am super optimistic. I believe I can do it, so I do it. The media, cannot sustain a tirade of tabloid style negative journalism for long. People are happier being happy.

So that being said, the furnace was brought in at the right time for us, before the cold snap. My haring is still good…so far. The dryer will now run more efficiently, and mice will no longer be unwelcome intruders, as they cannot get in anymore. And being happy…..is a good thing as far as I’m concerned.

Cold Snap? Forget about it…plan for the Spring, get a seed catalogue, and pretend to order some, look at deck and patio sites online, get out and visit a neighbor for tea. This is a new year so be happy, and enjoy! And remember…there is no doing without the trying!

Happy New Year! 2009 is here and were already in gear!

I love this year already! We have a new listing, and potential other listings in the wings…NO RECESSION HERE!

This year you can expect even more from Janet and Neil and myself. We have a business meeting this week and we will be discussing strategy, marketing, clauses, and how we can move our clients faster and for more money.

Our attitude is positive and limber and we welcome all of you to meet with us to discuss your needs. Some of our past clients have already conatatced us for advice and consultations, some of our current clients are fine tuning their searches, it does not matter how small the question may be, just ask us, we’ll answer.

My Home is my Castle! Is yours?

Some of you may know my parents hail from Scotland!

When my wife Janet and I married in 2005 we had decided to go on our Honeymoon in Scotland…in October! It seemed natural enough, being proud of my parents birthcountry Janet and I naturally wanted to experience a special place for both of us on a very special trip. Now you should know my heritage like most from the British Isles is mixed. Apparently and without prejudice; I am 1/2 Scottish, 1/4 Irish, 3/8 English and 1/8 Welsh….or ther abouts! I’m a Canadian…it’s easier!

While we were in Scotland we wanted to see Castles and famous places and we ended up seeing and experiencing some amazing moments together and were constantly surprised at the amount of history and awe striking spectacle we encountered. One of them being under the heading of Architecture, the other being under driving!

The short story here is that we one day went on a day trip to Urquhart Castle on Loch Ness near Inverness, anyone of the aforementioned literally dripping in history. Not the point of my article. The point is about the Castle and the Home.

If you click on this photo above you will see an enlarged version of what stopped me dead in my tracks. I walked around the corner at Urquhart Castle looked up and was dumb struck at the impossible right angle and no doubt true plumbed corner wall of the tower. This tower was built in the 13th or 14th century! Great craftsmanship, pride, effort, education, time, money and labour went into building this beautiful example of tower architecture.

Mine is. I take great pride in keeping our home in shape. Most people do, and do not realize the long-term value in the simplest of things. Cleanliness and repairs. I sell a lot of homes and sometimes its the homes that have been lovingly maintained and kept up to snuff that bring the best responses from potential buyers. People recognize value and effort and pride when they see it.

It’s neat, tidy, clean, well maintained. Would you have any doubts about possibly purchasing a property that looked this well maintained on the outside? I don’t think so. And this is only a view from the CURB!

Remember, first impressions do count. Love your home, clean your home, maintain your home, and when it is time to sell your home someone will want to buy your Castle!

Why does one home sell faster than an other? Is it really a mystery?

Not really, but, sometimes!

Sometimes even REALTORS get stumped with the “Why is this home not selling”, sometimes our best efforts come to no avail and fortunately this is not so often.

So what does make one home sell faster and for more money with fewer hassles? Well here is a cheater sheet of the very basics. And before I start, not all sellers are capable or willing to participate in the total process of preparing a home for market. AND remember, it is the market that is going to buy your home, not you!

Hold on, some of this is a bumpy ride, but most of it you probably already know, and as a buyer you may find this interesting as well. Subconsciously we all have this or a variety of this list in our head, sometimes it is revised as we go hunting for a home.

No One: Price. No surprise here, if you cannot afford the home it will not be bought by you. As a seller you need to be aware of this, and NOT price it so high that a buyer will not even look at or consider placing an offer on your home.

No Two: Location. Again, and surprisingly we cannot make a buyer go to an area they have no interest in or that does not meet their needs as far as amenities or services. This is in essence totally out of the sellers control, BUT must be considered when pricing the home. See No. One!

No Three: Condition. Here is my rant! DO NOT EXPECT A BUYER TO GIVE YOU FULL ASKING PRICE IF YOUR HOME LOOKS LIKE IT NEED A RENOVATION! In fact, the market today and the buyers today will completely disappear from sight if your home looks damaged or needs all new flooring etcetera. If you don’t like it…they wont either. So, if it is in need of repair, either do the repairs, or see No. One!

No Four: Inclusions. I know it should not be a bout inclusions, but even when buying a new home, some inclusions come with, sometimes. So if you are including appliances, clean them up, repair them o they work, and polish them so they shine. It makes a big difference for a buyer relocating from the other side of the country or abroad, and also for first time home buyers or re-entry buyers.

No Five: Cleanliness: I have four word here. Clean, spotless super clean! Really, I am talking spotless clean will sell your home and bring you thousands of dollars more than the condition most homes are in, AND it is a huge job getting to that state and keeping it that way. I have seen Men and Women leave a home in just under a minute because the home was so dirty they could not believe what they were in. Dust will turn people off!

No Six: Staging: I don’t care and the buyers don’t care about your decorating tastes or how big and happy your family is, or what kind of books you are reading…they are buying a HOUSE to turn into their HOME. If your REALTOR or Stger says to pack it, move it, lose it, ditch it, hide it, or show it off, then do everyone a fvor, please listen to them…Staging works. When my clients use MY price and they do the Staging, my stats are incredible, faster and for more money. When my clients do not use my price and do not stage…usually their homes do not sell…period! This is a tougher pickier market and as a seller you need to do the work to get your home sold. Listen to your REALTOR, they know the market place.

No’s seven, Eight, Nine Ten, Eleven, and Twelve: Schools/Streetscape/Layout/Views/Updating/Mechanicals. These are ultimately the loose ends the parts that make up the whole decision to purchase. Schools for younger families and the districts that the home for sale is i is very important, and when dealing with a buyer is one of the questions I ask, as it defines the search Geographically.  Streetscape is also important, as you don’t want to buy a palace right next to a dump, or across the street from an all night laundry facility, …or do you?  Layout. Weird layouts can really hamper a buyer from seeing the home for what it is. People are very visual, but ergonomically if the layout is awkward people will shy away from the home for sale. Maybe a renovation is in order?  Views. What you see is very important, and if you do not or cannot see an important landscape, like your back yard, maybe putting in a window so you actually have view is a good start? UPDATING!!! Just do it! Update your faucets and sinks…all of them before you go onto market, and old counter tops….are not cute, CHANGE THEM! It will bring you more money! Mechanicals…if its weak, broken, dying, on its last legs, ugly, rusting, dirty, moldy, etcetera…change them clean them, repair them, replace them….make the mechanicals look like they are from a showroom…shiny works for everyone!

HOLY COW! RUN FOR THE HILLS!

Unbelievable headlines and news stories in yesterdays newspaper. And here I am looking forward and planning for a successful year and maybe even raising the level I want TeamCook to attain by November 30th, 2009.

The Countdown is on…this is going to be the Olympics of housing sales this year! I know what we can do as a Team, far more than I could do a a single sales representative. With the team we can actually service our clients and our customers. So this year is all about performance and reaching and exceeding our goals.

Listen there is a lot of doom and gloom out in the media, and in some cases, unfortunately, in some peoples lives. Our goal is to make the best of it for you and in the end, me. It’s business. TSX, Canadian Parliament, Professional Realtor

TSX…my Grandfather and Dad, and many friends have advised me over the years….the Stock Market equals Gambling. Listen if you want to float your pension on Bonds, and Futures, go ahead, that’s not my plan, and now, there are some very unfortunate soul out there because of investment advice that FAILED!

Parliament…as a Canadian, I am EMBARRASSED!…stop enough already, lets get the country back on the rails, instead of jumping up and down like baboons! Hold cow I wonder …what will finally fall out? Sanity I hope.

REAL ESTATE continues to grow, continues to pay out, and is the classic all time best investment you can make.
